Recognized for Outstanding Energy Efficiency
October 20, 2005, Madison, WI –City Center West, one of Madison’s largest mixed use developments, was recognized by the Wisconsin Green Building Alliance for efficiencient energy usage with the Alliance’s coveted Special Citation award in Sustainability and Energy Efficiency. The award was presented to T. Wall Properties at the Sustainability and Energy Efficiency Leadership Conference held at the Olympia Conference Center in Oconomowoc on Thursday, October 19. Accepting the award was Terrence R. Wall, President of T. Wall Properties: “This award is especially meaningful to T. Wall Properties and the City of Madison because it recognizes our efforts in conserving energy for our community’s future.”
Wisconsin Green Building Alliance recognized City Center West with this award, noting outstanding elements of the project such as the building’s efficient Heating Ventilation Air Conditioning (HVAC) system, low fossil fuel usage, participation in Alliant Energy’s interruptible rate program, and the building’s high occupancy rate.
City Center West is equipped with an internet-based building automation system that monitors and controls all the HVAC equipment, lighting, and generators in the buildings. This system helps to conserve energy in many ways. Heat pumps are programmed to operate only during occupied hours. The automation system coordinates both the heating and cooling in the building and prevents both heating and cooling from occurring at the same time. The system alerts building maintenance personnel of potential HVAC equipment problems that can reduce system performance and energy efficiency.
Another energy saving system in City Center West is the backup generators, which allow for an interruptible power agreement with Alliant Energy. This agreement has reduced the building's energy consumption by 25%. In the event of a power outage, two 2000-kilowatt generators power the entire center.
Dual level lighting and mechanical equipment setbacks have also been implemented to reduce electrical consumption.
According to Alliant Energy, City Center West has an energy performance rating of 88 of 100, with 100 being the best performance. This performance rating was exceptionally good compared to other buildings with a comparable size to City Center West. This number is also impressive according to the judging committee of the Wisconsin Green Building Alliance because of the high occupancy of the building, which is currently 97%.
